Running an Airbnb or holiday home in Dubai takes time: listings, pricing, guest messages, check-ins, cleaning and maintenance, every booking. Many owners hand this to a management company. Below are four companies that manage short-term rentals in Dubai, with what each one says on its own website about how it works and what it charges.

Commissions and services change, so check each company’s current terms before you sign.

Staymo

Staymo manages holiday homes and monthly rentals across Dubai, including Dubai Marina and JBR, Downtown Dubai, Business Bay, Palm Jumeirah, Dubai Hills Estate, Jumeirah Village Circle, Dubai Creek Harbour and Emaar Beachfront.

Model: full-service management on a revenue share: 82% of rental revenue to the owner, 18% to Staymo. Income is paid to the owner monthly, and an owner dashboard shows bookings, income, cleaning and maintenance in real time.

Services: listing creation, professional photography, interior design, multi-platform listings, price optimisation, guest vetting, communication and check-in, cleaning, linen and toiletries, maintenance, and help with legal and licensing paperwork. Airbnb bookings come with Airbnb’s own cover. For building insurance, Staymo introduces owners to a third-party takaful insurance provider, which provides the cover.

Houst

Houst offers full-service Airbnb management in Dubai, covering listing, pricing, guests and compliance. Its website names Dubai Marina, JBR, Palm Jumeirah, Downtown, Business Bay, JLT, DIFC and City Walk among the areas it covers.

Commission: from 12% of rental revenue, depending on property type and location. Its FAQ gives 12% for full-time and 18% for part-time management, of gross booking revenue.

GuestReady

GuestReady offers full-service Airbnb management in Dubai through a local team: listing across booking platforms, pricing, guest support, cleaning and maintenance, with an owner dashboard.

Commission: commission-based pricing from 18% of rental revenue, depending on the property profile and location. Its website says there are no setup or listing fees.

Frank Porter

Frank Porter is a licensed holiday homes operator in Dubai offering short-term rental management: listing on Airbnb and other platforms, hosting, maintenance and 24/7 guest management, with an owner app.

Commission: not published on its website; ask the company for a quote.

How to compare them

When you speak to any of these companies, ask the same questions so the answers are easy to compare:

  • What the commission is, what it is calculated on, and which costs are charged on top.
  • Which services are included, and which are optional extras.
  • Whether they manage both short stays and monthly stays.
  • How and when you are paid, and what reporting you receive.
  • How long the agreement runs and how it can be ended.

The right choice depends on your property, where it is and how involved you want to be.
